Financing a deal in Stamford
Stamford is the business center of Fairfield County, a city of corporate headquarters and finance firms with express trains to Grand Central, and its housing ranges from waterfront estates to dense multifamily. Springdale, Glenbrook and Belltown are capes, colonials and raised ranches from the 1920s to the 1960s, the West Side and East Side hold two and three family houses, Shippan is the high end waterfront, and North Stamford is big wooded lots on well and septic. Prices are high by Connecticut standards and reasonable by New York standards, which is the whole draw.
Most Stamford flips are midcentury capes and colonials in Springdale, Glenbrook and Belltown that need a full update and often more space: a dormer, a primary suite, an opened kitchen, a second full bath. The buyer is comparing your house with Darien and Greenwich listings, so finish level matters. The multifamily on the West and East sides is mostly a rental or owner occupant play. With prices off slightly from last year, the deal has to work on today’s renovated sales.
What a Stamford deal looks like on paper
Stamford example: $560,000 purchase, $110,000 rehab, $940,000 after repair value, 700 credit, first flip. The engine puts that borrower on the Best Rate program at 9.49%. Say a 1950s Springdale cape with an oil boiler, a single full bath, a closed in kitchen and an unfinished attic that can become a primary suite. Every number below is what the instant term sheet prints for that deal, so the picture cannot contradict the page.

- Lender fees (flat)Lender$1,989

Interest while you rehab: $3,764 a month on the $476,000 funded at closing, $4,634 once every draw is out. Proof of funds is cash to close plus $27,500 of rehab reserve and $27,806 of interest reserve. Origination has a $2,000 minimum on most programs (a few lenders set a higher one, noted above) and our broker fee is 1% with a $2,000 minimum and a $10,000 maximum. These are the numbers our term sheets use as of October 2026. Strong credit, cash and a track record can price lower through specific lenders in the network.

How a Stamford file actually gets priced
Stamford is a big city split into very different submarkets, so comps have to come from the right one. Shippan and North Stamford do not support a Springdale cape, and a West Side three family is valued partly on rent. We build the value from closed renovated sales of the same type and neighborhood, and for added bedrooms or baths we want permits finished before the appraisal, or the appraiser counts the old floor plan.
Water is Stamford’s real risk. Redfin’s First Street data puts about 14% of properties at severe 30 year flood risk, concentrated in Shippan, the Cove, Waterside and along the Rippowam and Noroton rivers, and the city’s hurricane barrier protects only part of the downtown waterfront. Get the flood zone and an insurance quote before you offer. North Stamford homes on well and septic need those systems inspected. Connecticut closings are run by attorneys, and the seller pays the state and local conveyance tax.
Who buys your finished Stamford deal
The finished Stamford home sells to New York commuters and local professionals, often moving from Manhattan, Westchester or a Stamford apartment, who want train access and a yard. They expect a clean modern kitchen, updated baths and central air. Two and three families on the West and East sides sell to owner occupants and investors, and Stamford’s rents make a DSCR refinance worth pricing on those.
