Financing a deal in Waterbury
Waterbury was the Brass City, once the center of American brass making, and its hills are covered with the housing that industry built. Triple deckers and two families fill the North End, Brooklyn and Washington Hill, Hillside and Overlook have big Victorians and early 1900s colonials, and Town Plot, Bunker Hill, the East End and Bucks Hill are mostly capes, colonials and ranches from the 1920s through the 1960s. It is one of the least expensive cities in Connecticut, about halfway between Hartford and the New York suburbs on I-84.
Waterbury is a low purchase price, cash flow market, which brings in investors from Fairfield County and New York. That makes it competitive at the bottom and practical at the top: buyers want a solid, clean house, not a luxury finish. The hills and the age of the stock drive the budget, with steep driveways, retaining walls, old steam heat, oil tanks and lead paint common. The singles in Town Plot, Bunker Hill and the East End are the core flip inventory.

Picture a 1920s Town Plot colonial with a steam boiler, cast iron drains, original windows and a kitchen and bath that need everything. Origination has a $2,000 minimum on most programs (a few lenders set a higher one, noted above) and our broker fee is 1% with a $2,000 minimum and a $10,000 maximum. These are the numbers our term sheets use as of October 2026. Strong credit, cash and a track record can price lower through specific lenders in the network.
Where Waterbury prices sit right now
Before we price a Waterbury flip, we look at where sales in the city sit today. Your block can run well above or below these numbers, so treat them as the starting point, not the answer.

How a Waterbury file actually gets priced
Values change sharply by neighborhood and by street, so comps from across the city mislead. We value singles from renovated sales in the same section and keep multifamily on its own comps with rent support. Appraisals here can come in tight against an optimistic ARV, so we size the loan on what renovated houses on similar streets have actually closed at, not on list prices.
The Naugatuck River and Mad River run through the city and flooded catastrophically in 1955. Today Redfin’s First Street data puts about 4% of Waterbury properties at severe 30 year flood risk, so most of the city sits well above the water, but check the map near the rivers. Steep lots bring drainage and retaining wall issues. Most of the housing predates 1978, so plan lead safe work. Connecticut closings use attorneys, and the conveyance tax is on the seller, which you pay on the exit.
Who buys your finished Waterbury deal
The finished Waterbury house sells to first time buyers, often on FHA or Connecticut housing finance programs, so it has to pass an FHA appraisal and condition review. Renovated two and three families sell to owner occupants who use the rent and to investors buying yield. With low prices and real rents, a DSCR refinance on a multifamily is a common way to hold, and we run that alongside the sale.
