Financing a deal in Pueblo
Pueblo is a steel and rail city on the Arkansas River, and it is the most affordable large market on the Front Range. That makes it a natural place for a first flip. The housing stock is old: brick bungalows and miners’ cottages in Bessemer near the mill, Victorians and foursquares on the North Side, and post-war ranches in Belmont and on the south side. A lot of buyers here work at the hospitals, the mill, the university or commute north to Colorado Springs.
In Pueblo the age of the house is the deal. A Bessemer or Mesa Junction bungalow can be a century old, and the surprises are in the walls and under the yard: knob and tube wiring, galvanized pipe, a clay sewer line and lead paint that needs certified work if kids could live there. Low purchase prices make the numbers look easy, so scope the systems before you set the offer. The flips that go wrong here are the ones bought on cosmetics.
What a Pueblo deal looks like on paper
Pueblo example: $150,000 purchase, $45,000 rehab, $270,000 after repair value, 700 credit, first flip. The engine puts that borrower on the Best Rate program at 9.49%. Picture an early 1900s brick bungalow in Mesa Junction: roof, a sewer lateral, rewiring, lead-safe paint work, a kitchen and a bath. Every number below is what the instant term sheet prints for that deal, so the picture cannot contradict the page.

Interest while you rehab: $1,008 a month on the $127,500 funded at closing, $1,364 once every draw is out. Proof of funds is cash to close plus $13,500 of rehab reserve and $8,185 of interest reserve. Sample borrower, sample address; the sheet is issued by the same engine as the borrower’s instant term sheet.

- Rate 9.99% with 2% to 2.25% origination by credit; more origination buys the rate down as far as 8.99%. Loans under $150,000 add 0.5% to the rate and 0.5% to the origination, under $100,000 1.5% and 1%. Under 680 credit the loan caps at 87.5% of cost. Standard interest, charged only on funds drawn. The loan is capped at a share of purchase plus rehab, the full rehab held back for draws, and the ARV must be at least 1.25 times purchase plus rehab. Processing $500, legal $1,495 and underwriting $795.
- Rate 9.99% with 1.5% to 1.75% origination by credit; more origination buys the rate down as far as 8.99%. Loans under $150,000 add 0.5% to the rate and 0.5% to the origination, under $100,000 1.5% and 1%. Under 680 credit the loan caps at 90% of cost. Standard interest, charged only on funds drawn. The loan is capped at a share of purchase plus rehab, the full rehab held back for draws, and the ARV must be at least 1.25 times purchase plus rehab. Processing $500, legal $1,495 and underwriting $795.
- Rate is set per file from 9.99%; origination about 2% plus a $995 processing fee.
- Needs 2 completed flips in the last two years and about $75,000 in verified liquidity. Rate 9.5% to 12% with 2% to 3% origination, set per file. Purchase plus rehab must fit under 70% of ARV.
Origination has a $2,000 minimum on most programs (a few lenders set a higher one, noted above) and our broker fee is 1% with a $2,000 minimum and a $10,000 maximum. These are the numbers our term sheets use as of October 2026. Strong credit, cash and a track record can price lower through specific lenders in the network.
Where Pueblo prices sit right now
Before we price a Pueblo flip, we look at where sales in the city sit today. Your block can run well above or below these numbers, so treat them as the starting point, not the answer.
Redfin puts the Pueblo median sale price at $261K for the three months ending September 2026, down 0.7% from a year earlier, with homes selling after about 62 days on the market.
| Median sale price, Pueblo (Redfin, 3 months to Sep 2026) | $261K |
| Days on market, Pueblo (Redfin) | 62 |
| Year over year change in median (Redfin) | -0.7% |

How a Pueblo file actually gets priced
Pueblo appraisals stay inside the neighborhood, and the spread between blocks is wide. A restored North Side Victorian and a Bessemer cottage are different markets, and Pueblo West, which is its own community west of the city, is not a comp for an in-town house. We use closed sales from the same area within about three months and look at how long they sat, because days on market here runs longer than in Denver and the carry belongs in the plan.
Fountain Creek and the Arkansas River carry floodplains through the east and central parts of town, so check the map on any low lot. Older houses near the mill can raise environmental questions with some buyers, and the city’s historic districts on the North Side add review for exterior changes. Hail is routine. Building permits run through the Pueblo Regional Building Department, which covers both the city and the county.
Who buys your finished Pueblo deal
The finished Pueblo flip usually sells to a first-time buyer, often with FHA, VA or a down payment assistance program, which means the house has to pass an appraiser’s condition check on peeling paint, handrails and working systems. Prices here are well under Colorado Springs, so some buyers are commuters doing the math on the drive. If the sale is slow, Pueblo rents against the purchase price are among the better DSCR ratios on the Front Range.
