Financing a deal in Grand Junction
Grand Junction is the hub of Colorado’s Western Slope, four hours over the mountains from Denver, where the Colorado and Gunnison rivers meet. Colorado Mesa University, the regional hospitals, energy work and the orchards and wineries around Palisade drive the economy, and people from the Front Range keep moving here for lower prices and the outdoors. The flip stock is 1950s to 1980s ranches and split levels, with newer subdivisions on the north side and the Redlands.
The ground decides Grand Junction deals. Much of the valley sits on clay and shale soils that swell or settle with water, so cracked slabs, sticking doors and stair-step cracks in block walls are common. Get a structural look before you buy and keep water away from the foundation. Many older lots also carry irrigation water from the valley’s ditch companies, which buyers value for yards and gardens.
What a Grand Junction deal looks like on paper
Grand Junction example: $285,000 purchase, $55,000 rehab, $460,000 after repair value, 700 credit, first flip. The engine puts that borrower on the Best Rate program at 9.49%. Picture a 1970s ranch on the east side: roof, swamp cooler swapped for central air, kitchen, bath and new flooring, with the foundation checked first. Every number below is what the instant term sheet prints for that deal, so the picture cannot contradict the page.

Proof of funds is cash to close plus $14,850 of rehab reserve and $14,105 of interest reserve. Sample borrower, sample address; the sheet is issued by the same engine as the borrower’s instant term sheet.

Origination has a $2,000 minimum on most programs (a few lenders set a higher one, noted above) and our broker fee is 1% with a $2,000 minimum and a $10,000 maximum. These are the numbers our term sheets use as of October 2026. Strong credit, cash and a track record can price lower through specific lenders in the network.

How a Grand Junction file actually gets priced
Appraisers here split the valley into the core, Orchard Mesa, the Redlands, the north side and the Clifton area, and they comp within each. Redlands houses with views and larger lots do not carry an Orchard Mesa ranch. We use recent closed sales of similar age and size from the same area, and we flag any foundation repair in the scope so the appraiser sees it was done.
Beyond the soils, check for radon, which is common in western Colorado and cheap to mitigate. In the 1950s and 1960s some uranium mill tailings were used as fill around Grand Junction buildings; most were cleaned up under a federal program decades ago, but ask the seller and the county records on an older house. Washes and low areas near the rivers can be in flood zones. Permits run through the City of Grand Junction or Mesa County, depending on the address.
Who buys your finished Grand Junction deal
The finished house sells to a hospital or university employee, an energy or trades worker, or a retiree or remote worker coming from the Front Range for a lower price. They want central air for hot summers, a solid foundation report and a yard. Rents are steady with the student and medical workforce, so a DSCR refinance on a long-term lease is a practical hold.
