Financing a deal in Laramie
Laramie is the University of Wyoming’s town, set on a high plains basin at more than 7,000 feet between two mountain ranges. The university and the hospital are the biggest employers, and the rail line still splits the city. Flips here are early 1900s brick and frame houses near downtown and on the west side, and post-war ranches and 1970s split-levels on the east side close to campus.
Laramie inventory is tight, and good houses go fast, so the deal is often won by the investor who can close quickly. The university calendar drives both rentals and resale: staff and faculty buy in summer, and students rent by the bedroom. The other thing that decides a Laramie flip is the weather envelope. Wind and cold at this altitude make insulation, windows, roofs and heating the upgrades buyers notice and appraisers credit.
What a Laramie deal looks like on paper
Laramie example: $245,000 purchase, $50,000 rehab, $400,000 after repair value, 700 credit, 4+ completed flips. The engine puts that borrower on the 7.5% Down, 3+ Flips program at 9.99%. Picture a 1940s house on the west side of the tracks: roof, boiler to furnace swap, insulation, kitchen and a second bath. Every number below is what the instant term sheet prints for that deal, so the picture cannot contradict the page.

Proof of funds is cash to close plus $13,500 of rehab reserve and $13,630 of interest reserve. Sample borrower, sample address; the sheet is issued by the same engine as the borrower’s instant term sheet.

- Rate 9.99% with 2% to 2.25% origination by credit; more origination buys the rate down as far as 8.99%. Loans under $150,000 add 0.5% to the rate and 0.5% to the origination, under $100,000 1.5% and 1%. Under 680 credit the loan caps at 87.5% of cost. Standard interest, charged only on funds drawn. The loan is capped at a share of purchase plus rehab, the full rehab held back for draws, and the ARV must be at least 1.25 times purchase plus rehab. Processing $500, legal $1,495 and underwriting $795.

- Needs 2 completed flips in the last two years and about $75,000 in verified liquidity. Rate 9.5% to 12% with 2% to 3% origination, set per file. Purchase plus rehab must fit under 70% of ARV.
Origination has a $2,000 minimum on most programs (a few lenders set a higher one, noted above) and our broker fee is 1% with a $2,000 minimum and a $10,000 maximum. These are the numbers our term sheets use as of October 2026. Strong credit, cash and a track record can price lower through specific lenders in the network.
Where Laramie prices sit right now
Before we price a Laramie flip, we look at where sales in the city sit today. Your block can run well above or below these numbers, so treat them as the starting point, not the answer.

How a Laramie file actually gets priced
Wyoming is a non-disclosure state, so sale prices are not on public record and Laramie comps come from the MLS. With a small market, an appraiser may reach back several months, but will keep the west side, downtown and the east side separate. We use closed MLS sales from the same part of town and the same era, and we check bedroom counts against what is legal, since basement rooms without egress do not count.
Laramie’s wind and long winters are hard on roofs, siding and exposed pipes, and a heating system near the end of its life is a common inspection item. Radon is common in Wyoming, so expect buyers to test. Expansive soils can crack foundations and flatwork. The Laramie River runs along the west side with mapped floodplain nearby. Permits go through the City of Laramie, and the short building season makes exterior work time sensitive.
Who buys your finished Laramie deal
The finished Laramie flip sells to university staff, hospital workers, rail employees or a family moving from a rental, often with VA, FHA or USDA financing on the edges of town. Houses near campus have a second buyer in investors who rent to students. Wyoming has no state income tax, which helps draw some buyers from Colorado. If the sale slows, student and staff rentals keep a DSCR hold realistic.
