Financing a deal in Jackson
Jackson is a resort town in a valley where almost all of the land around it is national park, national forest and other public land. With so little private land, Teton County has some of the highest home prices in the country, and buyers are often wealthy second-home owners drawn by the mountains and by Wyoming’s lack of a state income tax. Flips here are older condos, townhomes and 1970s and 80s houses in town and in the South Park neighborhoods.
The Jackson deal is decided by deed restrictions and loan size. A large share of local homes are workforce or affordable units with deed restrictions that cap resale prices and limit who can buy, so read the title work before anything else. Unrestricted homes sell at very high prices, so the loan is large and the cash to close is large too. Short-term rentals are only allowed in certain zones, so a nightly rental is not a default exit.
What a Jackson deal looks like on paper
Jackson example: $1,150,000 purchase, $150,000 rehab, $1,750,000 after repair value, 700 credit, 4+ completed flips. The engine puts that borrower on the 7.5% Down, 3+ Flips program at 9.99%. Picture a 1970s townhome in town: new roof and siding, windows, a full kitchen and baths, and upgraded heating for mountain winters. Every number below is what the instant term sheet prints for that deal, so the picture cannot contradict the page.

Proof of funds is cash to close plus $30,000 of rehab reserve and $60,065 of interest reserve. - Rate 9.99% with 2% to 2.25% origination by credit; more origination buys the rate down as far as 8.99%. Loans under $150,000 add 0.5% to the rate and 0.5% to the origination, under $100,000 1.5% and 1%. Under 680 credit the loan caps at 87.5% of cost. Standard interest, charged only on funds drawn. The loan is capped at a share of purchase plus rehab, the full rehab held back for draws, and the ARV must be at least 1.25 times purchase plus rehab. Processing $500, legal $1,495 and underwriting $795.

- Rate is set per file from 9.99%; origination about 2% plus a $995 processing fee.
- Needs 2 completed flips in the last two years and about $75,000 in verified liquidity. Rate 9.5% to 12% with 2% to 3% origination, set per file. Purchase plus rehab must fit under 70% of ARV.
Origination has a $2,000 minimum on most programs (a few lenders set a higher one, noted above) and our broker fee is 1% with a $2,000 minimum and a $10,000 maximum. These are the numbers our term sheets use as of October 2026. Strong credit, cash and a track record can price lower through specific lenders in the network.
Where Jackson prices sit right now
Before we price a Jackson flip, we look at where sales in the city sit today. Your block can run well above or below these numbers, so treat them as the starting point, not the answer.
Redfin puts the Jackson median sale price at $1.7M for the three months ending September 2026, down 21.8% from a year earlier, with homes selling after about 74 days on the market. With few sales each month, the median moves a lot.

How a Jackson file actually gets priced
Wyoming does not disclose sale prices, so Jackson appraisals rely on MLS data, and there are few sales in any month. Appraisers will look at similar property types in the same part of the valley, but values swing widely by view, lot and location. We look at recent closed sales of the same type, set the ARV in the supported range rather than at the top, and watch for comps that were deed restricted, since those are not comparable to free market homes.
Construction in Jackson is expensive and slow. Contractors are booked, materials have to be trucked in and the building season is short, so pad both the budget and the timeline. Flat Creek and the Snake River carry flood risk in parts of the valley, avalanche and landslide zones affect some hillside lots, and wildfire is a growing insurance issue. Permits go through the Town of Jackson or Teton County, depending on location.
Who buys your finished Jackson deal
The finished Jackson flip sells to second-home buyers, remote workers and executives relocating for tax reasons, and some pay cash. They expect high-quality finishes, efficient heating and mountain views where possible. Long-term rents in town are high because local workers have few options, so a DSCR hold can work on a free market unit in a zone that allows it.
