Financing a deal in Vancouver
Vancouver sits across the Columbia from Portland, and the river is the whole story. Washington has no state income tax and Oregon has no sales tax, so a lot of households live on this side and work or shop on the other. That keeps a steady flow of Portland-area buyers looking north. The flip stock is the 1940s through 1970s housing in the older core: wartime shipyard homes in McLoughlin Heights, small ranches around Fourth Plain and Rose Village, and craftsman houses in Hough and Arnada near downtown.
What decides a Vancouver flip is which side of the city limits the house sits on. Hazel Dell, Orchards edges and much of the area people call Vancouver are unincorporated Clark County, with county permits, county zoning and a different inspector. Inside the city, the state middle housing law lets many single-family lots carry more homes, so a corner lot near Fourth Plain may be worth more to a small builder than to you. Check jurisdiction and zoning before you write the offer, not after.
What a Vancouver deal looks like on paper
Vancouver example: $340,000 purchase, $65,000 rehab, $540,000 after repair value, 700 credit, first flip. The engine puts that borrower on the Best Rate program at 9.49%. Say a 1950s Rose Village ranch off Fourth Plain in 98661: new roof and panel, a gas furnace to replace the baseboard heat, a kitchen, and a second bath framed into the garage corner. Every number below is what the instant term sheet prints for that deal, so the picture cannot contradict the page.

- Origination (0.5%)Lender$2,000
- Lender fees (flat)Lender$1,989

- Title and closing (estimate at Texas rates)Title$4,085
- Prepaid interest (15 days)Lender$1,127
- Property insuranceInsurer$3,848

Interest while you rehab: $2,286 a month on the $289,000 funded at closing, $2,800 once every draw is out. Proof of funds is cash to close plus $17,550 of rehab reserve and $16,797 of interest reserve. Sample borrower, sample address; the sheet is issued by the same engine as the borrower’s instant term sheet.

- Rate 9.99% with 2% to 2.25% origination by credit; more origination buys the rate down as far as 8.99%. Loans under $150,000 add 0.5% to the rate and 0.5% to the origination, under $100,000 1.5% and 1%. Under 680 credit the loan caps at 87.5% of cost. Standard interest, charged only on funds drawn. The loan is capped at a share of purchase plus rehab, the full rehab held back for draws, and the ARV must be at least 1.25 times purchase plus rehab. Processing $500, legal $1,495 and underwriting $795.
- Rate 9.99% with 1.5% to 1.75% origination by credit; more origination buys the rate down as far as 8.99%. Loans under $150,000 add 0.5% to the rate and 0.5% to the origination, under $100,000 1.5% and 1%. Under 680 credit the loan caps at 90% of cost. Standard interest, charged only on funds drawn. - Rate is set per file from 9.99%; origination about 2% plus a $995 processing fee.
- Needs 2 completed flips in the last two years and about $75,000 in verified liquidity. Rate 9.5% to 12% with 2% to 3% origination, set per file. Purchase plus rehab must fit under 70% of ARV.
Origination has a $2,000 minimum on most programs (a few lenders set a higher one, noted above) and our broker fee is 1% with a $2,000 minimum and a $10,000 maximum. These are the numbers our term sheets use as of October 2026. Strong credit, cash and a track record can price lower through specific lenders in the network.

How a Vancouver file actually gets priced
Vancouver appraisals split hard between the older west side and the newer east side. A remodeled 1950s ranch in Rose Village does not borrow from a 1990s two-story in Cascade Park, and the appraiser knows it. We pull closed sales from the same pocket and era, and we watch the new-build subdivisions out east, because a fresh tract home with a warranty is what your finished house competes with on price per foot. Garage conversions and finished attics get a hard look unless they were permitted.
The low ground along the Columbia, Fruit Valley and the port side of town, carries floodplain and liquefaction mapping, so pull both before you buy. The east wind out of the Gorge brings ice storms that take down trees and power for days, and older roofs pay for it. Many wartime and postwar houses were built with baseboard electric or oil heat, and a leftover oil tank needs paperwork for the next buyer. Permits run through the City of Vancouver or Clark County Community Development depending on the address.
Who buys your finished Vancouver deal
The finished Vancouver house sells to Portland-area commuters chasing the tax math, PeaceHealth and port employees, and local first-time buyers on FHA. Washington closings run through an escrow company rather than an attorney, and the seller pays the state real estate excise tax on a graduated scale, so put that in the sale budget. Rents near downtown and the Fourth Plain corridor are steady, which keeps a DSCR refinance on the table if the listing goes slow.
