Financing a deal in Bellevue
Bellevue is the Eastside job center, with big tech offices downtown and along the 520 and I-90 corridors, and the school district is a draw on its own. That makes it one of the most expensive flip markets we price. The fixers are the 1950s and 1960s ramblers and split levels in Lake Hills, Crossroads, Eastgate and Newport Hills, built on generous lots when this was a commuter suburb. Downtown condos and the newer neighborhoods rarely sell as true fixers.
Every Bellevue flip is really a contest with the builder down the street. A dated rambler on a wide lot often sells as a teardown for a new house, and the price the seller wants may already be a land price. The flip works when the house is worth keeping: solid framing, a usable layout and a lot that does not invite a bigger build. Know what a builder would pay for the same lot before you bid, because that is your real competition.
What a Bellevue deal looks like on paper
Bellevue example: $1,050,000 purchase, $170,000 rehab, $1,650,000 after repair value, 700 credit, first flip. The engine puts that borrower on the Best Rate program at 9.49%. Think a 1960s Lake Hills split level on a big lot in 98008: new windows and siding, a rewired main floor, an opened kitchen, two new baths and a finished lower level. Every number below is what the instant term sheet prints for that deal, so the picture cannot contradict the page.
- Down payment (15% of the purchase)You$157,500
- Origination (0.5%)Lender$5,313
- Lender fees (flat)Lender$1,989

Interest while you rehab: $7,058 a month on the $892,500 funded at closing, $8,403 once every draw is out. Proof of funds is cash to close plus $34,000 of rehab reserve and $50,416 of interest reserve. Origination has a $2,000 minimum on most programs (a few lenders set a higher one, noted above) and our broker fee is 1% with a $2,000 minimum and a $10,000 maximum. These are the numbers our term sheets use as of October 2026. Strong credit, cash and a track record can price lower through specific lenders in the network.
Where Bellevue prices sit right now

How a Bellevue file actually gets priced
The balance is the first hurdle here. A Bellevue fixer runs past a million dollars before rehab, and plenty of lenders cap a single loan below that, so we match the file to a lender that wants the size before we talk leverage. Appraisers comp by school attendance area and lot, then by finish. A remodeled split level competes with new construction in the same subdivision on price per foot, and a finished lower level counts at a discount to the main floor.
Bellevue regulates critical areas, including steep slopes along the ravines and stream buffers near Kelsey Creek and the lake shores, and any work inside one adds studies and review time. The city also protects significant trees on residential lots, which can limit additions and driveways. Some older plats carry recorded covenants on height or views. Permits go through City of Bellevue Development Services, and inspection calendars fill during the summer building rush.
Who buys your finished Bellevue deal
The buyer for a finished Bellevue house is a tech or health care household, often with a large down payment or a jumbo loan, who has toured the new builds and knows what a fresh house costs. They pay for a clean inspection, updated systems and a layout that works from home. Light rail through Wilburton and the Spring District adds a pull for nearby streets. A DSCR hold rarely pencils at these prices, so plan on the sale.
