Financing a deal in Topeka
Topeka is the Kansas capital, and state government, Washburn University, the hospitals and big plants keep the job base steady. Houses are inexpensive for a state capital. The flip inventory is older: Victorians in Potwin, 1920s through 1950s bungalows and story-and-a-halfs around Washburn and Collins Park, and post-war ranches in Highland Park and on the east side. Small purchase prices mean you’ll often need a deeper scope or a bigger house to reach a loan size lenders will fund.
The tension in Topeka is low prices against a real ceiling. Westboro, Collins Park and the streets around Washburn hold value and attract state and university employees, while Oakland, North Topeka and parts of Highland Park are where the cheapest buys sit. A good Topeka flip is often an undervalued house on a strong west-side street, not the cheapest listing in town. Homes priced right go under contract fast, so carry costs stay small when the list price is realistic.
What a Topeka deal looks like on paper
Topeka example: $120,000 purchase, $55,000 rehab, $250,000 after repair value, 700 credit, first flip. The engine puts that borrower on the First Flip, 10% Down program at 9.99%. Picture a 1940s story-and-a-half near Collins Park: roof, siding repair, electrical, a new furnace, kitchen, bath and basement wall bracing. It’s a bigger rehab than most Topeka flips so the loan clears the program floor. Every number below is what the instant term sheet prints for that deal, so the picture cannot contradict the page.
- Down payment (10% of purchase plus rehab)You$17,500
- Origination (2.13%)Lender$3,347
- Lender fees (flat)Lender$2,790

- Title and closing (estimate at Texas rates)Title$3,114
- Prepaid interest (15 days)Lender$421
- Property insuranceInsurer$1,663

Interest while you rehab: $853 a month on the $102,500 funded at closing, $1,311 once every draw is out. Proof of funds is cash to close plus $14,850 of rehab reserve and $7,867 of interest reserve. Sample borrower, sample address; the sheet is issued by the same engine as the borrower’s instant term sheet.

- Rate and origination are the program floor; two completed projects in the last 36 months preferred.
- Rate 9.99% with 2% to 2.25% origination by credit; more origination buys the rate down as far as 8.99%. Loans under $150,000 add 0.5% to the rate and 0.5% to the origination, under $100,000 1.5% and 1%. Under 680 credit the loan caps at 87.5% of cost. Standard interest, charged only on funds drawn. The loan is capped at a share of purchase plus rehab, the full rehab held back for draws, and the ARV must be at least 1.25 times purchase plus rehab. Processing $500, legal $1,495 and underwriting $795.
- Rate 9.99% with 1.5% to 1.75% origination by credit; more origination buys the rate down as far as 8.99%. Loans under $150,000 add 0.5% to the rate and 0.5% to the origination, under $100,000 1.5% and 1%. Under 680 credit the loan caps at 90% of cost. Standard interest, charged only on funds drawn. The loan is capped at a share of purchase plus rehab, the full rehab held back for draws, and the ARV must be at least 1.25 times purchase plus rehab. Processing $500, legal $1,495 and underwriting $795.
- Rate is set per file from 9.99%; origination about 2% plus a $995 processing fee.
- Needs 2 completed flips in the last two years and about $75,000 in verified liquidity. Rate 9.5% to 12% with 2% to 3% origination, set per file. Purchase plus rehab must fit under 70% of ARV.
Origination has a $2,000 minimum on most programs (a few lenders set a higher one, noted above) and our broker fee is 1% with a $2,000 minimum and a $10,000 maximum. These are the numbers our term sheets use as of October 2026. Strong credit, cash and a track record can price lower through specific lenders in the network.
Where Topeka prices sit right now
Before we price a Topeka flip, we look at where sales in the city sit today. Your block can run well above or below these numbers, so treat them as the starting point, not the answer.

How a Topeka file actually gets priced
Because Kansas keeps sale prices off public deeds, Shawnee County values come from MLS data, and the comp pull has to be careful. We match by neighborhood and by vintage: a Potwin Victorian and a 1950s Highland Park ranch never share a comp set. Ninety days of closed sales sets the value, stretching a little further only when the neighborhood is thin. With so little spread between buy and resale, the contractor’s bid gets as much scrutiny as the ARV, especially roofs, furnaces and basement walls.
The Kansas River runs through town and North Topeka sits behind its levee system, while Shunga Creek floods neighborhoods along its route in heavy rain, so check the floodplain on both. Tornadoes and hail are part of life here, and an older roof can change the insurance quote. Basement walls in the older housing bow and leak, so budget for bracing or drainage when the inspection points to it. Permits and inspections run through the City of Topeka’s development services office.
Who buys your finished Topeka deal
The buyer for a finished Topeka house is local: a state worker, a nurse, a Washburn staffer or a first-time buyer moving out of a rental. They’re careful with money, so a finish that matches the neighborhood beats an upscale one. Rents are strong next to purchase prices, which is why many Topeka investors refinance into a DSCR loan and keep the house.
