Financing a deal in Olathe
Olathe is the Johnson County seat and one of the fastest-growing cities in the Kansas City metro. Garmin’s headquarters, Olathe Health and the county government anchor the jobs, and the Olathe school district draws families. Most of the housing is 1980s and newer, so flips here come from a narrower slice: dated 1960s and 1970s ranches and split-levels on the east side and in the older core around downtown. Prices are high for the Midwest, so the example deal is bigger than our other Kansas pages.
In Olathe, the competition for a dated house is the main hurdle. Buyers in this market will pay for an updated split-level in a good school area, and owner-occupants often bid on the same tired houses you want. Off-market leads and estate sales matter more here than in cheaper markets. Once the house is renovated, the demand is there, and a well-priced flip rarely waits long.
What an Olathe deal looks like on paper
Olathe example: $300,000 purchase, $65,000 rehab, $510,000 after repair value, 700 credit, first flip. The engine puts that borrower on the First Flip, 10% Down program at 9.99%. Picture a late-1970s split-level in east Olathe: roof, windows, an opened-up kitchen, two baths, flooring throughout and a lower level that finally feels like living space. Every number below is what the instant term sheet prints for that deal, so the picture cannot contradict the page.

Proof of funds is cash to close plus $17,550 of rehab reserve and $16,409 of interest reserve. - Rate and origination are the program floor; two completed projects in the last 36 months preferred.
- Rate 9.99% with 2% to 2.25% origination by credit; more origination buys the rate down as far as 8.99%. Loans under $150,000 add 0.5% to the rate and 0.5% to the origination, under $100,000 1.5% and 1%. Under 680 credit the loan caps at 87.5% of cost. Standard interest, charged only on funds drawn. The loan is capped at a share of purchase plus rehab, the full rehab held back for draws, and the ARV must be at least 1.25 times purchase plus rehab. Processing $500, legal $1,495 and underwriting $795.
- Rate 9.99% with 1.5% to 1.75% origination by credit; more origination buys the rate down as far as 8.99%. - Rate is set per file from 9.99%; origination about 2% plus a $995 processing fee.
- Needs 2 completed flips in the last two years and about $75,000 in verified liquidity. Rate 9.5% to 12% with 2% to 3% origination, set per file. Purchase plus rehab must fit under 70% of ARV.
Origination has a $2,000 minimum on most programs (a few lenders set a higher one, noted above) and our broker fee is 1% with a $2,000 minimum and a $10,000 maximum. These are the numbers our term sheets use as of October 2026. Strong credit, cash and a track record can price lower through specific lenders in the network.

How an Olathe file actually gets priced
Kansas deeds carry no sale price, so Johnson County appraisers build value from MLS closings, and the Olathe comp set is deep enough that a fresh 90-day pull usually works. We match by era and layout, because an updated split-level and a 2005 two-story with the same square footage don’t trade at the same price. HOA dues and covenants are common in the subdivisions, and we check them on any house that has one. The renovation budget gets the same review as the ARV: roofs, windows and lower-level water intrusion are where Olathe bids grow.
The clay soils here swell and shrink, which shows up as cracked foundation walls and wet lower levels, so get a foundation look on anything older. Hail claims are routine in Johnson County, and insurers price on roof age. Creeks like Mill Creek and Cedar Creek carry mapped floodplain through parts of town, so check the address. Many 1970s subdivisions also have HOAs with exterior rules, so read the covenants before you change siding colors or fences. Permits run through the City of Olathe.
Who buys your finished Olathe deal
The finished Olathe house sells to a family who wants the school district and a commute to Garmin, the county offices or downtown Kansas City, usually with conventional financing. They expect an inspection without surprises, so mechanicals and the roof matter as much as the kitchen. Price against recently updated houses in the same subdivision, not against new construction, and the house should move. Rentals are possible, but the rent-to-price math is tight here, so plan on selling.
