Financing a deal in Rio Rancho
Rio Rancho is Albuquerque’s big suburb on the mesa to the northwest, and it is one of the faster-growing cities in New Mexico. It started as a planned land development in the 1960s, grew around a large chip plant and now draws families for its schools and newer homes. The flips are the 1970s and 80s houses in the older south end around Southern Boulevard, plus 1990s and 2000s tract homes that need a full update.
The biggest competitor for a Rio Rancho flip is a builder. New subdivisions keep opening on the north and west sides, often with incentives, so a resale flip has to beat a brand new house on price or on a feature the builder cannot offer, like a bigger lot or a finished yard. Buy the older house well, keep the finish clean and modern, and price it below new construction of the same size.
What a Rio Rancho deal looks like on paper
Rio Rancho example: $245,000 purchase, $45,000 rehab, $400,000 after repair value, 700 credit, 10+ completed flips. The engine puts that borrower on the 5% Down, 5+ Flips program at 9.99%. Picture a 1980s frame and stucco house off Southern Boulevard: roof, refrigerated air, kitchen, two baths and a new xeriscaped yard. Every number below is what the instant term sheet prints for that deal, so the picture cannot contradict the page.

- Rate 9.99% with 2% to 2.25% origination by credit; more origination buys the rate down as far as 8.99%. Loans under $150,000 add 0.5% to the rate and 0.5% to the origination, under $100,000 1.5% and 1%. Under 680 credit the loan caps at 87.5% of cost. Standard interest, charged only on funds drawn. The loan is capped at a share of purchase plus rehab, the full rehab held back for draws, and the ARV must be at least 1.25 times purchase plus rehab. Processing $500, legal $1,495 and underwriting $795.

- Needs 2 completed flips in the last two years and about $75,000 in verified liquidity. Rate 9.5% to 12% with 2% to 3% origination, set per file. Purchase plus rehab must fit under 70% of ARV.
Origination has a $2,000 minimum on most programs (a few lenders set a higher one, noted above) and our broker fee is 1% with a $2,000 minimum and a $10,000 maximum. These are the numbers our term sheets use as of October 2026. Strong credit, cash and a track record can price lower through specific lenders in the network.

How a Rio Rancho file actually gets priced
Appraisers value Rio Rancho by subdivision and age. A 1980s house near Southern Boulevard does not comp against a new build in Northern Meadows, and Albuquerque Westside sales across the county line rarely help either. New Mexico does not publish sale prices, so the MLS is the record. We use closed sales in the same area from the last few months and check that the ARV holds up against what the builders are selling new homes for nearby.
Large parts of the original Rio Rancho Estates plat are still unimproved lots on dirt roads, and houses out there may run on a well and septic system instead of city water and sewer, which changes the inspection and the buyer pool. Sandy soils and wind mean drainage and grading matter. Watch for arroyos crossing the mesa during monsoon season. Permits go through the City of Rio Rancho, and the city is in Sandoval County, not Bernalillo.
Who buys your finished Rio Rancho deal
Most finished Rio Rancho flips sell to families who work in Albuquerque or at the local hospitals and plant and want a newer, quieter suburb with good schools. Many use FHA or VA. They are comparing you with builder inventory, so a clean inspection and a modern kitchen matter. A rental hold works here too, because families renting before they buy keep demand steady.
