Financing a deal in Las Cruces
Las Cruces is New Mexico’s second city, set in the Mesilla Valley with the Organ Mountains on the east. Demand comes from New Mexico State University, White Sands Missile Range, the hospitals and a steady stream of retirees, and El Paso is under an hour south. The flip stock is 1960s to 80s stucco ranches near the university and downtown, older adobes in the historic districts, and 2000s tract homes out on the East Mesa.
Las Cruces flips are won on cooling and roofs. Many older houses still run evaporative coolers, and buyers here pay for refrigerated air because summer heat lasts for months. Flat and low-slope roofs take a beating from the sun, so a roof coat or a new membrane is common scope. Keep the finish practical and durable. This is a value market, and the buyer is comparing your house with newer stucco homes on the East Mesa at similar prices.
What a Las Cruces deal looks like on paper
Las Cruces example: $170,000 purchase, $45,000 rehab, $300,000 after repair value, 700 credit, 10+ completed flips. The engine puts that borrower on the 5% Down, 5+ Flips program at 9.99%. Picture a 1970s stucco ranch near the university: roof, a swap from swamp cooler to refrigerated air, kitchen, bath and new flooring. Every number below is what the instant term sheet prints for that deal, so the picture cannot contradict the page.

Origination has a $2,000 minimum on most programs (a few lenders set a higher one, noted above) and our broker fee is 1% with a $2,000 minimum and a $10,000 maximum. These are the numbers our term sheets use as of October 2026. Strong credit, cash and a track record can price lower through specific lenders in the network.

How a Las Cruces file actually gets priced
Appraisers in Las Cruces split the city into the older core, the East Mesa and the valley, and they rarely mix them. A University area ranch gets University area comps, and an East Mesa tract sale will not carry it. New Mexico is a non-disclosure state, so sale prices come from the MLS rather than public records. We work from closed MLS sales in the same part of town over the last few months and watch days on market, which has run longer here than in the hotter Western metros.
Monsoon storms send water down the arroyos off the Organ Mountains and across the East Mesa, and some lots near those channels sit in mapped flood zones, so check before you buy. The soils include caliche and collapsible desert sand that can settle when wet, which shows up as cracked stucco and slabs where drainage is poor. Older valley houses near the river and farm ditches deserve a look at groundwater and septic. Permits run through the City of Las Cruces.
Who buys your finished Las Cruces deal
The finished Las Cruces house sells to a missile range or base employee, a university hire, a nurse or a retiree, and a good share use VA or FHA financing, so the house needs to pass a condition review cleanly. Retirees like single-story layouts and low-maintenance yards. Rents are steady thanks to the student and government workforce, so a DSCR hold is a practical Plan B on a close-in house near the university.
