Financing a deal in Nashua
Nashua sits right on the Massachusetts border, close enough to Route 3 and the Boston tech corridor that a lot of buyers here work south of the line and live north of it for the taxes. The housing splits into two worlds. Close to downtown, French Hill and Crown Hill are mill era worker housing, two and three family buildings and narrow singles from around 1900, and the Tree Streets in the North End hold larger colonials and Victorians. Out past the center, the south and northwest sides are capes, garrisons, split levels and raised ranches built from the 1960s to the 1980s, plus a lot of condos.
Nashua is one of the quickest markets in New England, and the hard part is buying, not selling. Redfin has homes going under contract in a couple of weeks with about three offers each, so a flipper who waits on financing loses the house. Have the term sheet and proof of funds in hand before you write the offer. The rehabs split by era: the old in town stock needs heat, wiring, plumbing and porches, while the suburban split levels and raised ranches are mostly kitchens, baths, siding, windows and a basement finish.
What a Nashua deal looks like on paper
Nashua example: $380,000 purchase, $75,000 rehab, $640,000 after repair value, 700 credit, first flip. The engine puts that borrower on the First Flip, 10% Down program at 9.99%. Say a 1920s two story on the edge of French Hill with original wiring, a tired furnace, one dated bath and a kitchen that needs a full redo. Every number below is what the instant term sheet prints for that deal, so the picture cannot contradict the page.
- Down payment (10% of purchase plus rehab)You$45,500
- Origination (2.13%)Lender$8,702
- Lender fees (flat)Lender$2,790

- Title and closing (estimate at Texas rates)Title$4,359
- Prepaid interest (15 days)Lender$1,373
- Property insuranceInsurer$4,323
- AppraisalAppraiser$550
Interest while you rehab: $2,785 a month on the $334,500 funded at closing, $3,409 once every draw is out. Proof of funds is cash to close plus $18,750 of rehab reserve and $20,455 of interest reserve. Sample borrower, sample address; the sheet is issued by the same engine as the borrower’s instant term sheet.

- Rate 9.99% with 2% to 2.25% origination by credit; more origination buys the rate down as far as 8.99%. Loans under $150,000 add 0.5% to the rate and 0.5% to the origination, under $100,000 1.5% and 1%. Under 680 credit the loan caps at 87.5% of cost. Standard interest, charged only on funds drawn. Processing $500, legal $1,495 and underwriting $795.

- Needs 2 completed flips in the last two years and about $75,000 in verified liquidity. Rate 9.5% to 12% with 2% to 3% origination, set per file. Purchase plus rehab must fit under 70% of ARV.
Origination has a $2,000 minimum on most programs (a few lenders set a higher one, noted above) and our broker fee is 1% with a $2,000 minimum and a $10,000 maximum. These are the numbers our term sheets use as of October 2026. Strong credit, cash and a track record can price lower through specific lenders in the network.

How a Nashua file actually gets priced
Plenty of homes trade here, so an appraiser rarely runs short of comps. What moves the value is matching the product. A renovated garrison in the northwest and a gut rehabbed two family on French Hill sit in very different price bands even a mile apart, and condos are a separate market again. We value from finished sales of the same style and the same side of the city. For a two or three family we add the market rent for each unit, since the owner occupant buyer usually qualifies on part of it.
The Nashua and Merrimack rivers and Salmon Brook are where the water risk sits, and Redfin’s First Street data puts about 5% of Nashua properties at severe 30 year flood risk. Check the map near those banks before you buy. The other New Hampshire line item is the real estate transfer tax, charged to both buyer and seller, which a flipper pays on each end of the deal. Pre-1978 houses in the older neighborhoods need lead safe renovation practices, and permits go through the city’s building department.
Who buys your finished Nashua deal
The finished Nashua house sells to commuters, many working in Massachusetts and choosing New Hampshire for no state income or sales tax, and to local families moving up from a condo. They want move in ready: updated systems, a new kitchen, finished lower levels on the split levels. Multifamily on French Hill and Crown Hill sells to owner occupants using the rent and to investors, and with rents strong this close to Boston, holding one on a DSCR loan is a real option.
