Financing a deal in Lafayette
Lafayette is the hub of Acadiana and still an oil town at heart. The Oil Center grew up in the 1950s to house energy company offices, and the ranches around it date from that boom. Today the University of Louisiana at Lafayette, two large hospital systems and oilfield service firms carry the economy, and the flip stock runs from small cottages near campus to 1960s and 1970s ranches on slab.
Lafayette moves with oil and gas. When drilling slows, energy jobs thin out and sellers get patient. When it picks up, buyers come back. The south side and the subdivisions toward Youngsville get most of the new construction, so an older ranch closer in competes on location and price rather than square footage. We look at how long renovated houses in your pocket are taking to sell before we settle the plan.
What a Lafayette deal looks like on paper
Lafayette example: $150,000 purchase, $50,000 rehab, $270,000 after repair value, 700 credit, first flip. The engine puts that borrower on the First Flip, 10% Down program at 9.99%. Imagine a 1960s brick ranch near the Oil Center with a carport, terrazzo under worn carpet, a closed-off kitchen and baths that have not changed since the oil bust. Every number below is what the instant term sheet prints for that deal, so the picture cannot contradict the page.

- Origination (2.13%)Lender$3,825
- Lender fees (flat)Lender$2,790

Interest while you rehab: $1,082 a month on the $130,000 funded at closing, $1,499 once every draw is out. Proof of funds is cash to close plus $13,500 of rehab reserve and $8,991 of interest reserve. Sample borrower, sample address; the sheet is issued by the same engine as the borrower’s instant term sheet.

- Rate 9.99% with 2% to 2.25% origination by credit; more origination buys the rate down as far as 8.99%. Loans under $150,000 add 0.5% to the rate and 0.5% to the origination, under $100,000 1.5% and 1%. Under 680 credit the loan caps at 87.5% of cost. Standard interest, charged only on funds drawn. - Needs 2 completed flips in the last two years and about $75,000 in verified liquidity. Rate 9.5% to 12% with 2% to 3% origination, set per file. Purchase plus rehab must fit under 70% of ARV.
Origination has a $2,000 minimum on most programs (a few lenders set a higher one, noted above) and our broker fee is 1% with a $2,000 minimum and a $10,000 maximum. These are the numbers our term sheets use as of October 2026. Strong credit, cash and a track record can price lower through specific lenders in the network.

How a Lafayette file actually gets priced
Appraisers in Lafayette Parish lean on the subdivision and the school zone, and they compare a renovated 1960s ranch against nearby new builds with a skeptical eye. We set the after repair value from finished resales of similar age close by, not from new construction in the south end. A house near the Oil Center or the Saint Streets can carry a premium for the location, but only if the finish level matches what is selling there.
Coulees and the Vermilion River drain the city, and the 2016 floods put water into homes here that were not in a mapped flood zone, so check the history, not just the map. Insurance is expensive across south Louisiana, and the wind and hail deductible matters as much as the premium. Slab ranches can hide old cast iron drains and settlement cracks. Permits run through Lafayette Consolidated Government, so budget for inspections on electrical and plumbing.
Who buys your finished Lafayette deal
The finished house sells to nurses and doctors, university staff, energy engineers and young families who grew up in Acadiana and want to stay. Homes near campus also rent well to graduate students and staff, so a long-term rental with a DSCR refinance is a sensible fallback. Price the resale against other renovated older homes, because new subdivisions to the south set a ceiling a dated neighborhood cannot clear.
