Financing a deal in Baton Rouge
Baton Rouge is the capital and a college town at once, and the flip stock reflects that. Close to downtown and LSU you find 1920s to 1950s cottages and bungalows in Mid City, the Garden District and Southdowns. East of the interstate, Broadmoor and Sherwood Forest are full of 1960s and 1970s brick ranches on slab that were built for plant and state workers and are now ready for a second life.
Water history decides the price here. In August 2016 a slow-moving storm put feet of water into thousands of East Baton Rouge Parish homes, and many houses in Broadmoor, Sherwood Forest and the eastern subdivisions were gutted and rebuilt, some well and some fast. We ask whether the house flooded, whether it was rebuilt with permits and whether it sits in a mapped flood zone, because buyers and their insurers ask the same three questions.
What a Baton Rouge deal looks like on paper
Baton Rouge example: $160,000 purchase, $55,000 rehab, $290,000 after repair value, 700 credit, first flip. The engine puts that borrower on the First Flip, 10% Down program at 9.99%. Think of a 1940s cottage in Mid City with oak floors under the carpet, a galley kitchen, one dated bath and a back porch someone enclosed without a permit. Every number below is what the instant term sheet prints for that deal, so the picture cannot contradict the page.

Interest while you rehab: $1,153 a month on the $138,500 funded at closing, $1,611 once every draw is out. Proof of funds is cash to close plus $14,850 of rehab reserve and $9,665 of interest reserve. Sample borrower, sample address; the sheet is issued by the same engine as the borrower’s instant term sheet.

Origination has a $2,000 minimum on most programs (a few lenders set a higher one, noted above) and our broker fee is 1% with a $2,000 minimum and a $10,000 maximum. These are the numbers our term sheets use as of October 2026. Strong credit, cash and a track record can price lower through specific lenders in the network.

How a Baton Rouge file actually gets priced
Local appraisers keep comps inside the subdivision and on the same side of the major roads, and they treat a flooded-and-rebuilt house differently from one that stayed dry. We set the after repair value from renovated sales in the same pocket, matched on square footage, garage and bath count. Homes in Mid City can take longer to sell than the parish average, so we size the carry to a realistic marketing period.
Check the flood zone and the claims history before you offer. In a special flood hazard area, a rehab costing half or more of the structure’s value can trigger the substantial improvement rule, which means elevating or flood-proofing to current code. Jurisdiction matters too: a Baton Rouge mailing address may fall in the city, unincorporated parish land or the new City of St. George, each with its own permit desk. Older cottages bring termite damage, cast iron drains and two-prong wiring.
Who buys your finished Baton Rouge deal
The renovated house sells to LSU faculty and staff, state employees, nurses from the big medical campuses and workers from the river plants and refineries. Mid City and the Garden District draw young professionals who want character, while Broadmoor and Sherwood Forest draw families looking at price per square foot. Student and staff demand near campus also supports a long-term rental and a DSCR refinance as a backup plan.
