Financing a deal in Appleton
Appleton anchors the Fox Cities, a chain of river towns between Green Bay and Oshkosh. The economy rests on paper and packaging, health care, insurance and financial services. Housing is a mix of older homes near downtown and Lawrence University, plus lots of 1950s to 1970s ranches and split levels. Homes sell briskly, which helps a flip clear the hold quickly.
Appleton is a steady market without wild swings. Values have climbed but not overheated, and buyers want move-in ready homes. Flips that work here usually update dated mid century houses with kitchens, baths, flooring and mechanicals rather than gut historic homes.
What an Appleton deal looks like on paper
Appleton example: $200,000 purchase, $45,000 rehab, $340,000 after repair value, 700 credit, first flip. The engine puts that borrower on the Best Rate program at 9.49%. Consider a 1950s ranch on the north side in 54911, three bedrooms, an unfinished basement, original windows and a kitchen and bath that need full replacement. Every number below is what the instant term sheet prints for that deal, so the picture cannot contradict the page.

Interest while you rehab: $1,344 a month on the $170,000 funded at closing, $1,700 once every draw is out. Proof of funds is cash to close plus $13,500 of rehab reserve and $10,202 of interest reserve. Sample borrower, sample address; the sheet is issued by the same engine as the borrower’s instant term sheet.

Origination has a $2,000 minimum on most programs (a few lenders set a higher one, noted above) and our broker fee is 1% with a $2,000 minimum and a $10,000 maximum. These are the numbers our term sheets use as of October 2026. Strong credit, cash and a track record can price lower through specific lenders in the network.

How an Appleton file actually gets priced
Appraisers here comp heavily within the same school area and the same style. A ranch north of downtown is compared against other ranches nearby, not against older two-stories near Lawrence. Grand Chute, Kimberly and Little Chute are separate municipalities with their own markets, so we check the address before we pull comps.
The Fox River runs through town, and homes on low streets near it can sit in flood zones. Basements are standard and often have block walls that need waterproofing. City Park is a historic district, so ask about exterior rules before you change porches or windows there. Permits come from City Hall’s inspections staff, and pre 1978 trim near downtown usually tests positive for lead.
Who buys your finished Appleton deal
Finished homes sell to people working at hospitals, paper companies, insurers, Lawrence University and the many manufacturers across the Fox Cities. First-time buyers make up much of the demand, and homes priced to the market often sell close to list. If you hold instead, rents support a DSCR refinance on many single family homes.
