Financing a deal in Kenosha
Kenosha sits on Lake Michigan right on the Illinois line, halfway between Chicago and Milwaukee. The old auto plant city now leans on warehouses, distribution and commuters who ride Metra into Chicago. Housing near the lake is older brick and frame from the 1910s through the 1950s. Redfin has the median up 8.5% on a year earlier.
The Kenosha buyer pool includes people crossing the state line. Illinois households often find more house for the money here and lower property taxes than Lake County. That cross-border demand is why renovated homes near the Metra station and the lakefront move. We check whether recent sales were driven by commuters before trusting them as comps.
What a Kenosha deal looks like on paper
Kenosha example: $190,000 purchase, $50,000 rehab, $335,000 after repair value, 700 credit, first flip. The engine puts that borrower on the Best Rate program at 9.49%. Imagine a 1920s two-story near Lincoln Park in 53140 with a full basement, old wiring, a dated kitchen and a single bath that needs to become two. Every number below is what the instant term sheet prints for that deal, so the picture cannot contradict the page.

Origination has a $2,000 minimum on most programs (a few lenders set a higher one, noted above) and our broker fee is 1% with a $2,000 minimum and a $10,000 maximum. These are the numbers our term sheets use as of October 2026. Strong credit, cash and a track record can price lower through specific lenders in the network.

How a Kenosha file actually gets priced
Kenosha County appraisers separate the older lakefront neighborhoods from the newer subdivisions west of the interstate and in Pleasant Prairie and Somers. We comp a 1920s two-story against older homes east of Green Bay Road, not against new builds. Bath count matters a lot here: converting a one-bath house to two often moves the value more than any finish upgrade.
Bluff erosion along Lake Michigan affects some lakefront lots, and the Pike River and its tributaries carry flood zones on the north side. Many older homes have block or stone basements, and seepage is common after heavy rain. Lead paint is likely in anything before 1978. Permits run through the city’s Community Development and Inspections office, and Pleasant Prairie and Somers have their own.
Who buys your finished Kenosha deal
The buyer is often a commuter household working in Chicago, Lake County or the distribution centers along I-94. Some are first-time buyers, some are moving up from apartments. Homes priced to recent comps tend to sell, and the strong rental demand along the corridor gives a DSCR refinance as a fallback.
