Financing a deal in Akron
Akron grew up around the rubber companies, and you can still read that history in its streets. Goodyear Heights and Firestone Park were laid out as company neighborhoods for factory workers, and Kenmore, North Hill and Ellet filled in with sturdy frame houses through the 1910s and 1920s. Highland Square and the west side hold the bigger colonials and Tudors. The terrain is hilly, the lots are small and most houses sit on a full basement.
The Akron deal comes down to which side of town you’re on. The west side, from Highland Square out to Wallhaven and Fairlawn Heights, sells to owner-occupants and pays for a full renovation. Firestone Park, Ellet and Goodyear Heights are steady, cheaper and reward a tighter scope. Parts of the east and south sides still carry vacancy, and the finished house there often works better as a rental than as a resale. Redfin has the median up 10.5% on a year earlier (three months to September 2026), so stress test the buy against flat resale numbers, not another year like that.
What an Akron deal looks like on paper
Akron example: $130,000 purchase, $55,000 rehab, $255,000 after repair value, 700 credit, first flip. The engine puts that borrower on the Best Rate program at 9.49%. Say a 1920s four-bedroom colonial off Highland Square in 44303 that needs a new kitchen, a second bath, updated wiring and a drainage fix on the basement wall. We chose a bigger house than the typical Akron sale so the loan clears the program minimum. Every number below is what the instant term sheet prints for that deal, so the picture cannot contradict the page.

Interest while you rehab: $874 a month on the $110,500 funded at closing, $1,309 once every draw is out. Proof of funds is cash to close plus $14,850 of rehab reserve and $7,853 of interest reserve. Sample borrower, sample address; the sheet is issued by the same engine as the borrower’s instant term sheet.

- Rate 9.99% with 2% to 2.25% origination by credit; more origination buys the rate down as far as 8.99%. Loans under $150,000 add 0.5% to the rate and 0.5% to the origination, under $100,000 1.5% and 1%. Under 680 credit the loan caps at 87.5% of cost. Standard interest, charged only on funds drawn. The loan is capped at a share of purchase plus rehab, the full rehab held back for draws, and the ARV must be at least 1.25 times purchase plus rehab. Processing $500, legal $1,495 and underwriting $795.
- Rate 9.99% with 1.5% to 1.75% origination by credit; more origination buys the rate down as far as 8.99%. Loans under $150,000 add 0.5% to the rate and 0.5% to the origination, under $100,000 1.5% and 1%. Under 680 credit the loan caps at 90% of cost. Standard interest, charged only on funds drawn. The loan is capped at a share of purchase plus rehab, the full rehab held back for draws, and the ARV must be at least 1.25 times purchase plus rehab. Processing $500, legal $1,495 and underwriting $795.
- Rate is set per file from 9.99%; origination about 2% plus a $995 processing fee.
- Needs 2 completed flips in the last two years and about $75,000 in verified liquidity. Rate 9.5% to 12% with 2% to 3% origination, set per file. Purchase plus rehab must fit under 70% of ARV.
Origination has a $2,000 minimum on most programs (a few lenders set a higher one, noted above) and our broker fee is 1% with a $2,000 minimum and a $10,000 maximum. These are the numbers our term sheets use as of October 2026. Strong credit, cash and a track record can price lower through specific lenders in the network.
Where Akron prices sit right now
Before we price an Akron flip, we look at where sales in the city sit today. Your block can run well above or below these numbers, so treat them as the starting point, not the answer.
Redfin puts the Akron median sale price at $155K for the three months ending September 2026, up 10.5% from a year earlier, with homes selling in about 29 days, the same as a year ago.

How an Akron file actually gets priced
Summit County’s Fiscal Office keeps the property records, and appraisers here stay close to home: same neighborhood, same style, recent financed sales. We set the after repair value off renovated sales within the same few streets, and we watch the city line closely, because Fairlawn, Cuyahoga Falls and Tallmadge are separate cities with stronger school districts and higher prices. A Fairlawn comp won’t carry a West Akron house even a block away. On doubles we want rent comps as well as sale comps.
Akron’s hills make water the main enemy: basements with bowed block or sandstone walls, failed footer drains and downspouts tied into old clay lines. Budget for a waterproofing contractor’s opinion before you close on anything with a stained lower level. The Merriman Valley sits along the Cuyahoga River and some lots in it need a flood map check. Permits go through the city’s building inspection division, and the older housing brings lead paint, knob and tube wiring and aging gravity furnaces with it.
Who buys your finished Akron deal
The finished Akron house sells to someone working at Cleveland Clinic Akron General, Summa Health, Akron Children’s, the University of Akron or Goodyear’s headquarters, plus commuters who work toward Cleveland and like the lower prices. They want a second bath, a dry basement and a garage, and they tend to pay with FHA or conventional loans. On the cheaper east side blocks, price a DSCR refinance as the exit and compare it to the sale before you set the scope.
