The short answer, as of October 2026

  • Nothing is due at closing either way: the costs come out of the new loan.

  • Reserves: 6 months of the new payment stay in your account.

How do the options compare?

The cash-out loan is bigger, so the fees that scale with the loan (title and our broker fee) are bigger too.

745 credit, $175,000 current payoff, $2,450 a month of rent, single family, 5-year step-down prepayment penalty. The payoff-only loan rolls its closing costs in; the cash-out loan takes them out of your proceeds. Either way nothing is due at closing. Taxes and insurance are estimated at 2% and 0.5% of value until we have the real bills. Rates as of October 2026.

How does it actually work?

The rate is higher on a cash-out, 8.15% against 7.27% here, partly because cash-out adds about 0.37% over a purchase and partly because the loan sits at a higher loan to value.

Timing matters. Most lenders want you to own the rental more than 90 days before a cash-out, and size it on what you paid plus the rehab until about 180 days.

What else do people ask?

What does a $300K DSCR rental refinance cost?
On a $300,000 rental with a $175,000 payoff at 745 credit: $10,251 in closing costs for a payoff-only refinance and $11,449 for a cash-out, as of October 2026. Both roll the costs into the loan, so nothing is due at closing.
What are the closing costs on a DSCR refinance?
Lender fees ($2,295, no origination fee), our 1% broker fee ($2,000 payoff-only, $2,400 cash-out), title ($1,853 or $2,400), the first year of insurance, escrow setup ($1,500), prepaid interest and the appraisal ($550).
How much cash can I take out of a $300K rental?
With a $175,000 payoff, $53,551 after every fee. The new loan is $240,000, 80% of the value at 720+ credit, and $65,000 is left after the payoff before closing costs.
What rate is a DSCR cash-out refinance?
8.15% on this rental at 745 credit, against 7.27% for a payoff-only refinance, 30-year fixed with a 5-year step-down prepayment penalty. Cash-out adds about 0.37% over a purchase.
Do I need cash to close on a DSCR refinance?
Usually not. The costs come out of the loan. You do need reserves in your account: 6 months of the new payment, $11,346 payoff-only or $14,466 on the cash-out.
How long do I have to own a rental before a DSCR cash-out?
More than 90 days for most lenders. Until about 180 days, most size the loan on what you paid plus documented rehab instead of the new appraisal. A payoff-only refinance can close sooner.
Does the rent have to cover the new payment?
Yes. $2,450 against the cash-out payment of $2,411 is a 1.02 DSCR, and against the payoff-only payment of $1,891 it is 1.30. A low rent shrinks the cash-out loan.
Do you pay a referral fee if I send you an investor?
Yes. We pay $500 to anyone who refers a real estate investor, realtors, wholesalers, contractors, other investors and lenders included, every time that investor closes a loan with us, for life. It comes out of our broker fee, so it never changes the investor’s terms. The details are on our referral program page.
Is Capital Kings the lender?
No. Capital Kings LLC is a broker, not a lender. We compare your refinance across 400+ lenders, and our broker fee is one labeled line on the term sheet before you sign.
