Capital Kings LLC5% down fix and flip: what’s the real cash to close?
About 2.7 times the down payment. On a $160,000 purchase with a $45,000 rehab in Texas metro areas (MSA), 5% down is $8,000, and cash to close is $21,320 once origination, lender fees, title, insurance, the appraisal, prepaid interest and our broker fee are in. Proof of funds is $46,384, because the lender also checks that you can cover part of the rehab and six months of interest.

How do the options compare?
Credit moves the rate and the interest in proof of funds; it barely moves cash to close.
The same deal at every credit score
| Credit | Rate | Cash to close | Proof of funds | Monthly, fully drawn |
|---|---|---|---|---|
| 700+ | 11.74% | $21,320 | $46,384 | $1,927 |
| 660 to 699 | 12.74% | $21,383 | $47,432 | $2,091 |
| 590 to 659 | 12.99% | $21,398 | $47,693 | $2,133 |
First flip, $160,000 purchase, $45,000 rehab, $290,000 after repair value. The down payment and the fees barely move with credit; the rate does, and so does the six months of interest in proof of funds. Rates as of October 2026.
And with completed flips
| Track record | Rate | Cash to close | Monthly, fully drawn |
|---|---|---|---|
| First flip | 11.74% | $21,320 | $1,927 |
| 2-3 completed flips | 11.49% | $21,305 | $1,886 |
| 4-10 completed flips | 11.24% | $21,289 | $1,845 |
| 10+ completed flips | 10.74% | $21,258 | $1,763 |
At 700 credit. Completed flips lower the rate; the down payment stays at 5%. Rates as of October 2026.
How does it actually work?
The loan is 95% of the purchase plus 100% of the rehab. The purchase funds at closing and the rehab follows in draws after each inspection, so interest starts at $1,487 a month and reaches $1,927 once the whole rehab is out.
If the rehab grows, the cap bites. With an $80,000 rehab on the same house the loan hits 75% of the after repair value, and the down payment grows to $22,500, with $36,768 to close.
