Financing a deal in Oklahoma City
Oklahoma City is cheap to buy into and huge on the map. The city covers hundreds of square miles, and the flip stock is mostly 1940s to 1960s brick ranches on slab or crawl space, spread from the near northwest out to Capitol Hill on the south side. Tinker Air Force Base, the FAA center, the medical district and energy jobs keep a steady buyer pool.
The OKC deal is decided by the school district, not the city. Because the city is so large, an Oklahoma City address can sit in Oklahoma City Public Schools, Putnam City, Western Heights, Mid-Del, Moore or Deer Creek, and buyers price those very differently. Two ranches with the same footprint a mile apart can sell far apart because of the school line. We check the district on every parcel before we set the after repair value.
What an Oklahoma City deal looks like on paper
Oklahoma City example: $135,000 purchase, $45,000 rehab, $250,000 after repair value, 700 credit, first flip. The engine puts that borrower on the Best Rate program at 9.49%. Picture a 1950s brick ranch in Mayfair Heights with a hail-worn roof, a cracked slab corner, original baths and a kitchen nobody has touched since the 1980s. Every number below is what the instant term sheet prints for that deal, so the picture cannot contradict the page.

Interest while you rehab: $907 a month on the $114,750 funded at closing, $1,263 once every draw is out. Proof of funds is cash to close plus $13,500 of rehab reserve and $7,580 of interest reserve. Sample borrower, sample address; the sheet is issued by the same engine as the borrower’s instant term sheet.

- Needs 2 completed flips in the last two years and about $75,000 in verified liquidity. Rate 9.5% to 12% with 2% to 3% origination, set per file. Purchase plus rehab must fit under 70% of ARV.
Origination has a $2,000 minimum on most programs (a few lenders set a higher one, noted above) and our broker fee is 1% with a $2,000 minimum and a $10,000 maximum. These are the numbers our term sheets use as of October 2026. Strong credit, cash and a track record can price lower through specific lenders in the network.

Before we price an Oklahoma City flip, we look at where sales in the city sit today. Your block can run well above or below these numbers, so treat them as the starting point, not the answer.

How an Oklahoma City file actually gets priced
OKC appraisers comp inside the same school district and the same side of the major section-line roads, so we do the same. We set the after repair value on renovated ranches matched on square footage, garage and bath count. Homes sell fairly fast here, which helps the carry, but the near northwest has softened this year, so we use recent closed sales, not last spring’s. The roof and the foundation are the two lines appraisers and buyers’ inspectors care about most.
Hail, wind and tornadoes are the big local risks. Many policies carry a separate wind and hail deductible set as a percentage of the dwelling value, so read the deductible, not only the premium. A newer impact-rated roof helps the insurance and the resale. Expansive red clay moves slabs and pier foundations, so get an engineer’s look at any cracks. Permits run through the city’s Development Services, and some near-downtown areas like Heritage Hills and Mesta Park are historic preservation districts.
Who buys your finished Oklahoma City deal
The finished OKC ranch sells to a first-time buyer, a military family from Tinker or a medical worker, and a lot of them use FHA or VA, so the house has to clear a condition-focused appraisal. A storm shelter or safe room is a real selling point here. Rents in many OKC neighborhoods support a DSCR refinance, so if the sale is slow, holding the house is a practical exit.
