Financing a deal in Montgomery
Montgomery is a capital city with a military base and a car plant. State government, Maxwell Air Force Base and the Hyundai plant south of town are the big employers, and Alabama State and Auburn Montgomery add a student and staff market. The flip stock is 1920s to 1940s houses in Cloverdale and Capitol Heights and 1960s brick ranches on the east side.
School choice shapes the Montgomery market more than most cities we cover. Many families pay for private school or move to Pike Road, which runs its own school system. That pushes owner-occupant demand toward Cloverdale, the east side and the Pike Road line, while a lot of west side houses end up as rentals. We look at who will buy your finished house before we agree on a value for it.
What a Montgomery deal looks like on paper
Montgomery example: $125,000 purchase, $50,000 rehab, $255,000 after repair value, 700 credit, first flip. The engine puts that borrower on the Best Rate program at 9.49%. Say a 1960s brick ranch in Dalraida with a carport, a single-pane window package, an old HVAC system and two baths that have never been touched. Every number below is what the instant term sheet prints for that deal, so the picture cannot contradict the page.

- Lender fees (flat)Lender$1,989

Interest while you rehab: $840 a month on the $106,250 funded at closing, $1,236 once every draw is out. Proof of funds is cash to close plus $13,500 of rehab reserve and $7,414 of interest reserve. Sample borrower, sample address; the sheet is issued by the same engine as the borrower’s instant term sheet.

- Rate 9.99% with 2% to 2.25% origination by credit; more origination buys the rate down as far as 8.99%. Loans under $150,000 add 0.5% to the rate and 0.5% to the origination, under $100,000 1.5% and 1%. Under 680 credit the loan caps at 87.5% of cost. Standard interest, charged only on funds drawn. The loan is capped at a share of purchase plus rehab, the full rehab held back for draws, and the ARV must be at least 1.25 times purchase plus rehab. Processing $500, legal $1,495 and underwriting $795.

- Needs 2 completed flips in the last two years and about $75,000 in verified liquidity. Rate 9.5% to 12% with 2% to 3% origination, set per file. Purchase plus rehab must fit under 70% of ARV.
Origination has a $2,000 minimum on most programs (a few lenders set a higher one, noted above) and our broker fee is 1% with a $2,000 minimum and a $10,000 maximum. These are the numbers our term sheets use as of October 2026. Strong credit, cash and a track record can price lower through specific lenders in the network.

How a Montgomery file actually gets priced
Montgomery houses take a while to sell, so we set the after repair value on renovated sales from the last few months in the same neighborhood and check how long they took. Appraisers here keep Old Cloverdale separate from the ranch subdivisions a few miles east. We want a full inspection, because in Alabama the buyer carries most of the risk on what the seller didn’t mention.
Catoma Creek, the Alabama River and smaller branches through east Montgomery all carry floodplain, so pull the map. Termites and moisture under raised floors are common on the older houses, and the 1960s ranches often hide galvanized plumbing and undersized electrical service. Cloverdale, the Garden District and Capitol Heights have historic district review for exterior changes, which adds a step before the permit.
Who buys your finished Montgomery deal
The finished Montgomery house sells to an Air Force family from Maxwell, a state employee or a plant worker. Military buyers here run on PCS orders and often use VA, so the house has to meet VA condition standards and be ready on their timeline. Rent from Maxwell and the plant keeps rental demand steady, which makes a DSCR hold a realistic plan B.
