Financing a deal in Mobile
Mobile is a port and shipbuilding city with a lot of old housing stock. The shipyards, the Airbus assembly line at Brookley and the medical center keep jobs steady, and the flip neighborhoods sit in Midtown, along Old Dauphin Way and around the historic districts near downtown, where 1910s to 1950s cottages and bungalows line streets under live oaks.
Insurance decides the Mobile deal. Wind coverage on the Gulf Coast is expensive, and buyers now ask about it before they ask about the kitchen. Alabama’s FORTIFIED roof standard is the lever: a roof built and certified to it earns a wind discount the buyer feels in the monthly payment. We look at whether your scope should include a FORTIFIED roof, because on many Midtown houses the roof was coming off anyway.
What a Mobile deal looks like on paper
Mobile example: $140,000 purchase, $50,000 rehab, $275,000 after repair value, 700 credit, first flip. The engine puts that borrower on the Best Rate program at 9.49%. Think a 1940s raised cottage in Midtown on brick piers, with old termite damage at the sills, a roof due for replacement and a kitchen from the 1980s. Every number below is what the instant term sheet prints for that deal, so the picture cannot contradict the page.
- Down payment (15% of the purchase)You$21,000
- Origination (0.5%)Lender$2,000
- Lender fees (flat)Lender$1,989
- Broker fee (1%)Broker$2,000
- Title and closing (estimate at Texas rates)Title$3,171
- Prepaid interest (15 days)Lender$464
- Property insuranceInsurer$1,805
- AppraisalAppraiser$550
Interest while you rehab: $941 a month on the $119,000 funded at closing, $1,337 once every draw is out. Proof of funds is cash to close plus $13,500 of rehab reserve and $8,019 of interest reserve. Sample borrower, sample address; the sheet is issued by the same engine as the borrower’s instant term sheet.

- Rate 9.99% with 2% to 2.25% origination by credit; more origination buys the rate down as far as 8.99%. Loans under $150,000 add 0.5% to the rate and 0.5% to the origination, under $100,000 1.5% and 1%. Under 680 credit the loan caps at 87.5% of cost. Standard interest, charged only on funds drawn. The loan is capped at a share of purchase plus rehab, the full rehab held back for draws, and the ARV must be at least 1.25 times purchase plus rehab. Processing $500, legal $1,495 and underwriting $795.
- Rate 9.99% with 1.5% to 1.75% origination by credit; more origination buys the rate down as far as 8.99%. - Rate is set per file from 9.99%; origination about 2% plus a $995 processing fee.
- Needs 2 completed flips in the last two years and about $75,000 in verified liquidity. Rate 9.5% to 12% with 2% to 3% origination, set per file. Purchase plus rehab must fit under 70% of ARV.
Origination has a $2,000 minimum on most programs (a few lenders set a higher one, noted above) and our broker fee is 1% with a $2,000 minimum and a $10,000 maximum. These are the numbers our term sheets use as of October 2026. Strong credit, cash and a track record can price lower through specific lenders in the network.

How a Mobile file actually gets priced
Mobile appraisers know Midtown, Spring Hill and West Mobile trade in different brackets, and they won’t pull a Spring Hill sale for a house on the other side of the interstate. We tie the after repair value to renovated sales on the same side of I-65 and inside the same neighborhood. On older raised houses we want the piers, the sill plates and the wiring inspected before the budget is set.
Mobile is one of the rainiest cities in the country, and low streets near Dog River, Three Mile Creek and the bay flood in a hard storm, so check the flood zone and the street itself. Formosan termites are established here and do real damage to framing. Hurricanes are the other line item: plan for a storm during the rehab and for builder’s risk coverage that includes wind. Oakleigh, Old Dauphin Way and Leinkauf are historic districts where exterior work goes before the Architectural Review Board.
Who buys your finished Mobile deal
The finished Mobile house sells to a shipyard or plant worker, a hospital employee or a young family moving up from a rental. Many use FHA or VA, so the house has to pass a condition check. Midtown character homes draw a buyer willing to pay for the porch and the trees. Rent is steady here, so a DSCR loan is a realistic plan B if the sale runs long.
