Financing a deal in Juneau

Juneau is a capital city with no road in or out. Everything arrives by barge, ferry or plane, and the town is pinned between mountains, icefield and Gastineau Channel, so buildable land is scarce and the housing stock changes slowly. State government, the Coast Guard, the hospital and summer tourism carry the economy. Most flips are 1960s to 1980s split levels and ranches in the Mendenhall Valley and Lemon Creek, plus older frame houses downtown and on Douglas Island.

Two things decide a Juneau flip: where the water goes and how long the materials take. This is a rainforest town, and rot, mold and failed siding show up behind every older wall, so the scope has to include drainage and the building envelope, not just finishes. Materials come up by barge from the Seattle area, which stretches lead times and lifts costs, so order early and carry a contingency. A house that sits half finished through the rainy season gets more expensive every week.

What a Juneau deal looks like on paper

Juneau example: $380,000 purchase, $70,000 rehab, $610,000 after repair value, 700 credit, 10+ completed flips. The engine puts that borrower on the 5% Down, 5+ Flips program at 9.99%. Picture a 1970s Mendenhall Valley split level in 99801: new metal roof, a heat pump to back up the oil furnace, vapor barrier and drainage in the crawlspace, a kitchen and two baths. Every number below is what the instant term sheet prints for that deal, so the picture cannot contradict the page.

Interest while you rehab: $3,005 a month on the $361,000 funded at closing, $3,588 once every draw is out. Proof of funds is cash to close plus $18,900 of rehab reserve and $21,528 of interest reserve. 2. Rate is set per file from 9.99%; origination about 2% plus a $995 processing fee.

Origination has a $2,000 minimum on most programs (a few lenders set a higher one, noted above) and our broker fee is 1% with a $2,000 minimum and a $10,000 maximum. These are the numbers our term sheets use as of October 2026. Strong credit, cash and a track record can price lower through specific lenders in the network.

Where Juneau prices sit right now

Before we price a Juneau flip, we look at where sales in the city sit today. Your block can run well above or below these numbers, so treat them as the starting point, not the answer.

Redfin puts the Juneau median sale price at $530,000 for the three months ending September 2026, up 6.5% from a year earlier, with homes selling after 17 days on the market on average, compared to 22 a year earlier.

How a Juneau file actually gets priced

Juneau comps come from a small pool, and the Valley, downtown and Douglas each price differently. We use recent closings from the same area and the same build era, and we watch the condos and townhomes separately because they are a big share of attainable stock. Appraisers note crawlspace moisture and roof age, and a house in a mapped hazard area will be adjusted for it. Expect the appraisal to take longer to schedule than in a Lower 48 city.

Juneau carries hazards most markets never see. Glacial outburst floods from Suicide Basin have pushed the Mendenhall River into homes along its banks in recent summers, so check the address against the city’s current flood mapping before you buy in the Valley. Downtown streets sit under mapped landslide and avalanche zones on the slopes of Mount Juneau and Mount Roberts. Heavy rain is constant, roofs and gutters work hard, and older houses often still have oil tanks that a buyer will ask about.

Who buys your finished Juneau deal

The finished Juneau house sells to state employees, Coast Guard families, hospital staff and local households who have watched inventory stay tight for years. A clean, dry, efficient house with a heat pump and a new roof goes fast. Summer is the active season, when transfers and new state hires arrive. Rents are high because housing is short, so a duplex or a house with a legal apartment is often worth holding on a DSCR loan.

Where we lend in Juneau

We broker deals across the whole Juneau market. The submarkets investors ask us about most are Mendenhall Valley (99801), Lemon Creek (99801), Downtown and the Flats (99801), Douglas and West Juneau (99824), Auke Bay (99801) and Thane and the south road (99801).

How long does a Juneau loan take to fund?

You send the address, purchase price, rehab budget and your ARV, which takes about five minutes and no credit pull. We take it to the lenders in our network that fit it and are licensed in Alaska, and the rate, origination, leverage and cash to close come back side by side. Plan on 10-14 days with completed flips and 21-30 days on a first flip. We stay on title and the lender through funding.

Juneau hard money FAQ

Do you lend hard money in Juneau?
Yes. Capital Kings is a broker, not a direct lender, so we shop your Juneau scenario across a 400+ lender network and bring back real terms instead of one lender’s rate sheet. The programs on this page are the ones whose lenders are licensed in Alaska, and the numbers come from the same engine that prices our instant term sheet.
Which fix and flip programs apply in Juneau?
As of October 2026: First Flip, 10% Down (10% down, from 11.00%); 5% Down, 5+ Flips (5% down, from 9.99%, 5+ completed flips). Rehab is funded 100 percent in draws on every one of them, and we shop the file against the rest of the network before anything is signed.
How fast can a Juneau hard money loan close?
In Alaska, once the file is complete, the program for investors with 5+ completed flips closes in 10-14 days and a first flip on the 10% down program closes in 21-30 days. The biggest delays are usually title issues or missing borrower documents, so getting those started early makes a big difference.
How much do I need to bring to close on a Juneau flip?
The worked example on this page is a $380,000 Juneau purchase with a $70,000 rehab and a $610,000 after repair value at 700 credit, 10+ completed flips: $19,000 down (5% of the purchase) and $43,697 total cash to close, with $84,125 of proof of funds to show the lender. Rehab is funded 100 percent through draws in every case. Run your own numbers in the calculator above, or send us the deal and we will price it.
Do you fund the rehab budget in Juneau?
Yes, 100 percent of the rehab is funded, but it is a holdback released in draws rather than cash at closing. You pay for each phase, request a draw, an inspector verifies the work, and the lender reimburses. That means you need working capital to float the first phase, which is the single most common thing new investors miss on their first deal.
What credit score do I need for a Juneau fix and flip loan?
The lowest credit floor among the Juneau programs is 660, on 5% down with 5+ completed flips. A first flip needs 680 or higher. The lowest rate here, 9.99%, needs 660+ credit and 5+ completed flips. Depending on the program, rates step down at 700 and 760 credit. Credit matters less here than on a conventional loan because the deal carries the file, but it moves your rate and your leverage, so know where you stand before you make offers.
Can I refinance a Juneau flip into a rental loan?
Yes. That is the BRRRR exit, and it is the most common way a Juneau flip becomes a hold. A DSCR loan qualifies on the property’s rental income rather than your W-2, so once the rehab is done and it is leased, you refinance out of the short-term hard money loan into 30-year financing. Worth deciding before you start, because it changes what finish level makes sense.
Do lenders finance flips in Juneau?
Some do. Many national programs skip Alaska, and Juneau’s size and location narrow the list further. In Alaska a first flip can be priced at 10% down with 680+ credit (from 11.00%). Programs that need completed flips: 5% down from 9.99% with 5+ flips. The example on this page uses the experienced tier. Send us the address early, because we want to confirm the lender will cover the location before you commit.
Should I worry about the Mendenhall River floods when buying in the Valley?
Yes, if the house is near the river. The glacial outburst floods have reached homes on both banks in recent years, and the city’s flood response and mapping have changed with them. Houses farther from the river are not affected the same way. Look up the address, ask the seller about past water, and price flood insurance before you set the purchase price.
