Financing a deal in Jackson
Jackson is two markets sharing one name. Citywide, the typical sale is cheap, and a lot of that inventory is too thin on resale to carry a flip loan. The flip work that pencils clusters in the older northside neighborhoods, Fondren, Belhaven and Eastover, where 1920s to 1950s cottages, Tudors and brick ranches sit near the medical district, Millsaps and Belhaven University.
What decides a Jackson deal is the street, and a hard look at who the buyer is. Many buyers who work downtown or at the University of Mississippi Medical Center have chosen to live in Madison or Rankin County instead, so a northside flip has to win over someone who could buy a newer house in Ridgeland or Brandon. Houses with character, a walkable block and real updates still do that. A flip outside the northside pocket usually lands below what a loan needs, so we look hard at the exit before anything else.
What a Jackson deal looks like on paper
Jackson example: $150,000 purchase, $55,000 rehab, $295,000 after repair value, 700 credit, first flip. The engine puts that borrower on the First Flip, 10% Down program at 9.99%. Picture a 1940s brick cottage in Fondren with plaster walls, a tired galvanized supply line, a pier and beam floor that dips in the hall and a kitchen from the 1970s. Every number below is what the instant term sheet prints for that deal, so the picture cannot contradict the page.

- Lender fees (flat)Lender$2,790

Interest while you rehab: $1,078 a month on the $129,500 funded at closing, $1,536 once every draw is out. Proof of funds is cash to close plus $14,850 of rehab reserve and $9,216 of interest reserve. Sample borrower, sample address; the sheet is issued by the same engine as the borrower’s instant term sheet.

- Rate 9.99% with 2% to 2.25% origination by credit; more origination buys the rate down as far as 8.99%. Loans under $150,000 add 0.5% to the rate and 0.5% to the origination, under $100,000 1.5% and 1%. Under 680 credit the loan caps at 87.5% of cost. Standard interest, charged only on funds drawn. The loan is capped at a share of purchase plus rehab, the full rehab held back for draws, and the ARV must be at least 1.25 times purchase plus rehab. Processing $500, legal $1,495 and underwriting $795.

- Needs 2 completed flips in the last two years and about $75,000 in verified liquidity. Rate 9.5% to 12% with 2% to 3% origination, set per file. Purchase plus rehab must fit under 70% of ARV.
Origination has a $2,000 minimum on most programs (a few lenders set a higher one, noted above) and our broker fee is 1% with a $2,000 minimum and a $10,000 maximum. These are the numbers our term sheets use as of October 2026. Strong credit, cash and a track record can price lower through specific lenders in the network.
Where Jackson prices sit right now
Before we price a Jackson flip, we look at where sales in the city sit today. Your block can run well above or below these numbers, so treat them as the starting point, not the answer.
Redfin puts the Jackson median sale price at $132K for the three months ending September 2026, down 9.23% on a year earlier, with homes selling in around 52 days. Zillow’s average home value for the city is $83,517, up 0.7%. In 39216, which covers Fondren, Redfin’s median is $320K, up 44.4% on a small number of sales, and in Belhaven’s 39202 it is $204K, up 4.7%.

How a Jackson file actually gets priced
With the citywide median this low, the appraiser has to stay inside the neighborhood, and we do too. In Fondren and Belhaven that means renovated sales from the same few blocks, matched on age, lot and square footage; in Eastover it means the larger lots and brick homes nearby. Sales volume in these ZIPs is small, so one or two closings can move a median a lot. We lean on closed renovated comps, not the swing in a ZIP average, and we keep the after repair value inside what those comps support.
Water is the local issue everyone asks about. The 2022 failure at the city’s treatment plant led to a federal court putting the system under a third-party manager, JXN Water, and buyers still ask about pressure, boil notices and water bills, so check the account and service history on any house. The housing stock is old: cast iron and galvanized plumbing, clay sewer lines, original wiring and Yazoo clay, a shrink-swell soil that moves foundations across the metro. Belhaven is a designated historic district, so exterior changes there can need review before the work starts.
Who buys your finished Jackson deal
The finished northside house sells to doctors, nurses, professors, state workers and young professionals who want an older home close to work and to the restaurants on North State Street. Price it against renovated sales on the same streets, not against Madison. If a sale drags, rents near the medical district can make holding the house with a DSCR refinance a workable fallback.
