Financing a deal in Grand Rapids
Grand Rapids is the tightest housing market on this list. West Michigan has kept adding health care, manufacturing and office jobs, and the city has not built enough starter homes to keep up, so finished houses go under contract fast. For a flipper the houses are the 1910s through 1950s bungalows, foursquares and Cape Cods on the southeast side, in Creston and on the west side, where buyers will pay for a clean renovation.
Speed is the deciding factor here. Redfin has Grand Rapids homes selling in about 9 days, with the median up 3.3% on a year earlier, which means the buy is the hard part, not the sale. You compete with owner-occupants for the same houses, so the deals that pencil usually need more work than the average listing: a full gut, a foundation fix or an estate that never got updated. Price the rehab honestly and do not stretch the ARV just because the resale is quick.
What a Grand Rapids deal looks like on paper
Grand Rapids example: $195,000 purchase, $55,000 rehab, $350,000 after repair value, 700 credit, first flip. The engine puts that borrower on the Best Rate program at 9.49%. Say a 1920s bungalow in Garfield Park, 49507, with a dated kitchen, one original bath and a wet basement corner. Every number below is what the instant term sheet prints for that deal, so the picture cannot contradict the page.

- Origination (0.5%)Lender$2,000
- Lender fees (flat)Lender$1,989

Interest while you rehab: $1,311 a month on the $165,750 funded at closing, $1,746 once every draw is out. Proof of funds is cash to close plus $14,850 of rehab reserve and $10,475 of interest reserve. Sample borrower, sample address; the sheet is issued by the same engine as the borrower’s instant term sheet.

- Rate 9.99% with 2% to 2.25% origination by credit; more origination buys the rate down as far as 8.99%. Loans under $150,000 add 0.5% to the rate and 0.5% to the origination, under $100,000 1.5% and 1%. Under 680 credit the loan caps at 87.5% of cost. Standard interest, charged only on funds drawn. The loan is capped at a share of purchase plus rehab, the full rehab held back for draws, and the ARV must be at least 1.25 times purchase plus rehab. Processing $500, legal $1,495 and underwriting $795.

- Needs 2 completed flips in the last two years and about $75,000 in verified liquidity. Rate 9.5% to 12% with 2% to 3% origination, set per file. Purchase plus rehab must fit under 70% of ARV.
Origination has a $2,000 minimum on most programs (a few lenders set a higher one, noted above) and our broker fee is 1% with a $2,000 minimum and a $10,000 maximum. These are the numbers our term sheets use as of October 2026. Strong credit, cash and a track record can price lower through specific lenders in the network.

How a Grand Rapids file actually gets priced
Kent County appraisers have watched prices climb, but the appraisal still follows closed sales, and with so few listings there can be a gap between what a buyer offers and what the comps support. We pull renovated sales from the same neighborhood inside the last 90 days and check whether they sold over list, because an appraiser here will not chase a bidding war. Duplexes on the west side and in Creston need rent comps as well, since the buyer is often a house hacker.
Older Grand Rapids houses have fieldstone and block basements that seep in spring, plus knob-and-tube wiring and galvanized supply lines behind the plaster. Permits run through the city's Development Center, and Heritage Hill and the other local historic districts send exterior changes through the Historic Preservation Commission first. The city also requires a rental certificate, so a hold-and-rent exit needs an inspection before a tenant moves in.
Who buys your finished Grand Rapids deal
The Grand Rapids exit buyer is a first-time buyer or a young family working at the hospital systems on the Medical Mile, at the manufacturers, or downtown. They want a finished basement or at least a dry one, updated mechanicals and a garage if the lot has room. Inventory is thin enough that a well-done flip rarely sits, but the price ceiling in each neighborhood is real, so finish to the street and let the speed of the sale be the win.
