Financing a deal in Davenport
Davenport is the biggest city in the Quad Cities, stacked on bluffs above the Mississippi with Rock Island, Moline and Bettendorf around it. The older town climbs the hill from the river in tight grids of 1880s to 1920s brick and frame houses, and the north side flattens into post-war ranches and newer subdivisions. Employers on both sides of the river, from the Rock Island Arsenal to John Deere to the hospitals and Palmer College, keep buyers coming. Homes here have been selling quickly.
The hill decides a lot in Davenport. Houses on the bluff streets near Vander Veer Park and McClellan Heights have the views, the size and the strongest older-home comps, but steep lots bring retaining walls, long driveways and drainage work. The west end and the blocks around Hamburg are cheaper, older and more rental heavy, so a finished house there has a lower ceiling. North of Kimberly Road the stock is ranches and split-levels, the easiest scopes in town. Match the scope to the street and the buyer who shops it.
What a Davenport deal looks like on paper
Davenport example: $130,000 purchase, $50,000 rehab, $255,000 after repair value, 700 credit, first flip. The engine puts that borrower on the First Flip, 10% Down program at 9.99%. Say a 1910s foursquare near Vander Veer Park: roof, a boiler swap or new furnace, a kitchen, a second bath, plaster repair and a dry basement. Every number below is what the instant term sheet prints for that deal, so the picture cannot contradict the page.

- Lender fees (flat)Lender$2,790

- Title and closing (estimate at Texas rates)Title$3,136
- Prepaid interest (15 days)Lender$460

Interest while you rehab: $932 a month on the $112,000 funded at closing, $1,349 once every draw is out. Proof of funds is cash to close plus $13,500 of rehab reserve and $8,092 of interest reserve. Sample borrower, sample address; the sheet is issued by the same engine as the borrower’s instant term sheet.

- Rate and origination are the program floor; two completed projects in the last 36 months preferred.
- Rate 9.99% with 2% to 2.25% origination by credit; more origination buys the rate down as far as 8.99%. Loans under $150,000 add 0.5% to the rate and 0.5% to the origination, under $100,000 1.5% and 1%. Under 680 credit the loan caps at 87.5% of cost. Standard interest, charged only on funds drawn. The loan is capped at a share of purchase plus rehab, the full rehab held back for draws, and the ARV must be at least 1.25 times purchase plus rehab. Processing $500, legal $1,495 and underwriting $795.
- Rate 9.99% with 1.5% to 1.75% origination by credit; more origination buys the rate down as far as 8.99%. Loans under $150,000 add 0.5% to the rate and 0.5% to the origination, under $100,000 1.5% and 1%. Under 680 credit the loan caps at 90% of cost. Standard interest, charged only on funds drawn. - Rate is set per file from 9.99%; origination about 2% plus a $995 processing fee.
- Needs 2 completed flips in the last two years and about $75,000 in verified liquidity. Rate 9.5% to 12% with 2% to 3% origination, set per file. Purchase plus rehab must fit under 70% of ARV.
Origination has a $2,000 minimum on most programs (a few lenders set a higher one, noted above) and our broker fee is 1% with a $2,000 minimum and a $10,000 maximum. These are the numbers our term sheets use as of October 2026. Strong credit, cash and a track record can price lower through specific lenders in the network.

How a Davenport file actually gets priced
Scott County appraisers comp hard by neighborhood and era, so we set the ARV on renovated sales of similar age near the subject, using the last 90 days where the count allows. A north side ranch won’t support a 1910s house on the bluff, and vice versa. Iowa handles title differently from every other state: private title insurance isn’t sold here, so closings rely on an abstract, an attorney’s title opinion and the state’s Iowa Title Guaranty program. Leave a little time for that paperwork in your closing date.
Davenport is the largest city on the Mississippi without a permanent floodwall, and in 2019 a temporary barrier failed and put the river into downtown. Low ground near the riverfront, Duck Creek and Blackhawk Creek needs a flood check and an insurance quote before you offer. On the bluffs, slope and runoff are the issues: cracked retaining walls, wet basements and settling porches. The older stock means lead paint, old wiring and clay sewer laterals, and Iowa’s radon levels make a test and fan a standard line item.
Who buys your finished Davenport deal
The finished Davenport house sells to a Quad Cities buyer: an Arsenal civilian, a Deere engineer, a nurse, a young family moving up from a rental. Many shop Bettendorf too, so your house is up against newer homes with a different school district, and the finish has to be clean and dry. Older houses on the bluff with character sell well when the mechanicals are done. On the west end, rents often support a DSCR refinance if the resale ceiling feels tight.
