Financing a deal in Bangor
Bangor is the service center for northern and eastern Maine, the place a huge rural region comes for hospitals, shopping and the airport. Its housing is old and handsome near the center: the West Side and Broadway are lined with Victorians and big colonials from the lumber boom, Fairmount and Little City have early 1900s singles and small multifamily, and the edges hold postwar capes and ranches. Prices are among the lowest of any Maine city with real job demand.
Bangor is a slower market than southern Maine, and that changes the flip math. Homes take well over a month to sell and often close a little under list, so the profit has to be made on the purchase and the budget, with a hold long enough for the season. Heat is the line buyers care about most this far north: an old oil boiler, no insulation or drafty windows can sink a sale, so heat pumps and weatherization belong in most Bangor scopes.
What a Bangor deal looks like on paper
Bangor example: $170,000 purchase, $55,000 rehab, $310,000 after repair value, 700 credit, first flip. The engine puts that borrower on the First Flip, 10% Down program at 9.99%. Think a 1900s West Side Victorian with an oil boiler near the end, uninsulated walls, a kitchen from the 1980s and slate on the roof. Every number below is what the instant term sheet prints for that deal, so the picture cannot contradict the page.
- Down payment (10% of purchase plus rehab)You$22,500
- Origination (2.13%)Lender$4,303
- Lender fees (flat)Lender$2,790

- Title and closing (estimate at Texas rates)Title$3,336

Interest while you rehab: $1,228 a month on the $147,500 funded at closing, $1,686 once every draw is out. Proof of funds is cash to close plus $14,850 of rehab reserve and $10,115 of interest reserve. Sample borrower, sample address; the sheet is issued by the same engine as the borrower’s instant term sheet.

- Rate 9.99% with 2% to 2.25% origination by credit; more origination buys the rate down as far as 8.99%. - Needs 2 completed flips in the last two years and about $75,000 in verified liquidity. Rate 9.5% to 12% with 2% to 3% origination, set per file. Purchase plus rehab must fit under 70% of ARV.
Origination has a $2,000 minimum on most programs (a few lenders set a higher one, noted above) and our broker fee is 1% with a $2,000 minimum and a $10,000 maximum. These are the numbers our term sheets use as of October 2026. Strong credit, cash and a track record can price lower through specific lenders in the network.
Where Bangor prices sit right now
Before we price a Bangor flip, we look at where sales in the city sit today. Your block can run well above or below these numbers, so treat them as the starting point, not the answer.

How a Bangor file actually gets priced
With fewer sales and a wide spread between the West Side and the outer neighborhoods, Bangor appraisals can get pulled toward Brewer or Hampden if nothing nearby has closed. We value from renovated sales on the same side of the city and the same era of house. Big Victorians in particular need comps of their own, because their size and upkeep put them in a different buyer pool from a cape.
The Kenduskeag Stream and the Penobscot River are Bangor’s water risk, with ice jams and spring flooding downtown in the past, and Redfin’s First Street data puts about 4% of properties at severe 30 year flood risk. Winters are long and hard, so roof, siding and foundation work belongs in the warm months and a winter hold carries real heating cost. Maine splits its transfer tax between buyer and seller.
Who buys your finished Bangor deal
The Bangor buyer is often a healthcare worker at the regional medical center, a university or air base employee, or a family from a surrounding town moving closer to services. They buy on monthly cost and heating bill. A renovated Victorian can sell well to a buyer who wants character, but the bread and butter exit is a clean, efficient cape or ranch. Small multifamily works as a DSCR hold, since rents here carry low purchase prices.
